RENTAL QUALIFICATIONS

QUALIFICATION CRITERIA

A separate rental application and fee are required for each prospective tenant 18 years of age or older who. When submitting multiple applications, duplicate information (such as children, pets, and automobile information) should not be included on more than one application. Applications should be linked by the “applying with” field. A valid form of legal photo identification, and proof of income, are required at the time of application. If there is trouble uploading, these files can be emailed just call the office for the appropriate email.

APPLICATION FEE: $40.00 Non-refundable application fee per occupant for Credit and Background Screening purposes. This is a one-time fee. Once pre-qualified, an application can be moved to any of the available properties we manage for up to 3 months.

INCOME: Applicants must provide verifiable sources of income, when combined in gross amounts, total at least 3 times the monthly rent.

EMPLOYMENT: Applicant(s) must provide proof of at least six months of employment by providing the most recent pay stub, if self-employed, a copy of the previous year’s tax return or 1099; or if employment is pending, a copy of the offer letter on company letterhead stating start date/salary.

RENTAL HISTORY: Applicants must provide at least 6 months of good rental history. Verification from family and friends is not accepted. Certain rental history may require higher security deposits and/or first and last month’s rent.

CREDIT HISTORY: A credit report will be processed on each applicant.

Depending on these results, an additional deposit or Guarantor may be required. If a guarantor is required, they must satisfy the criteria within this application including an established credit history with a positive rating. Guarantors are responsible for all obligations of all residents on the initial lease and subsequent leases, renewals, extensions and addendums. Certain credit history such as bankruptcies, accounts in collection, delinquent or charged off accounts may require higher security deposit. Credit reports supplied by applicants will not be considered.

CRIMINAL HISTORY: A criminal background check will be processed on each applicant.

PETS: Pet policy is always at the discretion of each owner. Pit bull and Rottweiler dogs are not allowed. No pets under 1 year of age. A pet fee of $500 per pet is required. Some pets may require additional deposits. Unauthorized pets on premise may result in eviction or fine.

I/We have read and understand this Rental Qualification Criteria and that the Application Processing Fee is non-refundable.

Upon application approval, the security deposit must be paid within 24 hours of approval, and lease must be signed upon receipt. We use electronic leases for the majority of our properties, therefore each application must be submitted with a unique e-mail address.
